Market Appraisal

Arrange for one of our Property Experts to visit and provide you with a Valuation, Current Market Conditions and advice on how to achieve the best let.

Place property up For Let

Once you have instructed us to Let your property we will take Professional photographs, Detailed Floor plans in preparation for marketing.

ID will be required

We are required to undertake enquiries from the outset to ascertain and verify the identity of our client/s.

EPC

You must have commissioned an EPC (Energy Performance Certificate) before let your property, we will check with the DCLG if one is registered before instructing an Assessor.

Safety Requirements

Before any tenant can take up any occupation of the property you will have to provide or commission us with certificates in regards to; Gas Regulations, Fire & Safety Regulations, Electrical Safety Regulations and Energy Performance Certificate.

Presenting Your Property

First impression always count and will help in achieving a higher rental, consider completing any of those odd jobs that haven’t been completed, fresh coat of paint where required and arrange a professional Tenancy Clean to fully optimise the property.

Receiving an Offer/Offer accepted

Once you have received a suitable offer on your property we will start the comprehensive referencing process to verify the tenanst financial, employment and residential; status.

Inventory

Once a successful reference is obtained we will prepare an inventory and schedule of condition on commencement of the tenancy. This will refer to the condition of the decoration, fixtures and fittings and the general fabric of the building. This schedule will be updated at the start and end of each new Tenant taking occupation.

Insurance

A good time to arrange buildings and tenants liability insurance and perhaps rent and legal protection insurance to fully cover al eventuality whilst your property is being let out.

Move in day

This is when all documentation and monies have been received and signed by all parties. We will complete the process by arranging the gas, electric, water and council tax to be transferred into your tenants name once the tenancy has started.
